After about 4 years without hope of solution your manual is working!
BUT a hint:
The com.office.licensingV2.helper in autostart and the com.microsoft.autoupdate.helper are not automatically activated and the “normal error” – read only mode – comes up.
After manually activating AND restarting the machine … it works!
If you are having issues re not being activated, it probably means you have corrupted MSO files in your OS. These steps definitely work if you are having issues with an unactivated Microsoft Office 2021:
1. Follow these instructions to completely remove your existing copy of Microsoft Office 2021 👇

2. Once you have rebooted your machine, turn off your network connections – i.e. disconnect from the Internet
3. Run the MS Office set up file.
4. Run the MS Office volume serialiser file.
5. Run any one of the installed MS Office apps and accept the prompts. You are now “activated” and the apps should work properly.
6. Reconnect to your network/Internet.

SIGN OUT OF ICLOUD ACCOUNT COMPLETELY – THATS WHAT IS STOPPING IT FROM ACTIVATING
DO NOT OPEN IT AFTER INSTALLATION

How do I activate the application? Once I unzip the file, I get 2 pkg files, one called LTSC and other called Setup, is there an specific order to open them? When I open the files it tells me that I do not have the license active, could someone help me?
same here… programs download but nothing is activated… this is why instructions should be provided in every torrent no matter how simple they may seem.
Run the setup and then activate with the volume licencer. There is nothing else to it.

It is a .dmg and you just double-click it. Make sure you have the right file and it is fully downloaded.
