Maybe I don’t understand something, but whatever I do, I can’t use the keygen file.

Trying to run on Catalina 10.15.2 (19C57)
Getting to the point where I need to add ‘0.0.0.0 activation.phaseone.com’ in the hosts folder but I am getting the following message despite being on the admin account:
You don’t own the file “hosts” and don’t have permission to write to it.
You can duplicate this document and edit the duplicate. Only the duplicate will include your changes.
Any guidance on what I should do at this stage?

I cant use the keygen file either, I tried adding it to the terminal but that step seems not to work on Catalina
